Frequently Asked Questions

How is home insurance calculated in Ghana?

Home insurance premiums in Ghana are calculated using NIC minimum recommended rates. For a private dwelling house, the rate is 0.275% of the property value per annum (fire + additional perils combined). For a Home Package covering building and contents, the building rate is 0.20% and contents rate is 0.50%. A 1% Fire Levy and 20% VAT are added to arrive at the total premium due. The minimum premium is GH¢100.

What is the difference between House Owner's and Householders insurance in Ghana?

House Owner's insurance covers the building structure — walls, roof, fixtures and fittings — against fire and other perils. Householders insurance (or Home Package) covers both the building and its contents, including furniture, appliances, clothing and personal effects, as well as burglary cover. Tenants typically need contents/householders cover only, while owner-occupiers and landlords need building cover.

What does home insurance cover in Ghana?

Home insurance in Ghana covers the building and/or contents against fire, lightning, explosion, storm, flood, burst pipes, impact damage, and additional perils. A Home Package also includes burglary and theft of contents. Cover is on an all-risks basis for named perils. Exclusions typically include wear and tear, gradual deterioration, and wilful acts.
